MFRS 篇 ～ MFRS 16 - 1

2019年4月8日，联昌国际投资银行研究 【CIMB】 针对亚航集团（AIRASIA 5099），发布了一项投资报告。

其中，最引人瞩目的是将 AIRASIA 的目标价，从现有的 RM 2.65 调至 RM 1.50，下调43.40%。

投资者看到，无不呱呱大叫，臭骂 CIMB 一顿。

这篇报告，要给大家带出一个讯息 - MFRS 16 will replace MFRS 117 Leases。

到底 MFRS 16 跟 之前的 MFRS 117 最大的分别在那里呢？

是的，就是在承租人 [lessee]！

以前 Off Balance Sheet 所谓的 Operating Lease，以后将会呈现在 Balance Sheet:-

Dr - Right of Use
Cr - Lease liability

AIRASIA 在2018年将78辆飞机卖出去后再租回 ，估计2019年，还会再卖25辆飞机。

基于Operating Lease 被 Right of Use 取代，未来所需要承担的债务无处可遁。

除此之外，它也会影响公司的 Gearing Ratio。

如果你对 AIRASIA 充满信心，觉得投资 AIRASIA 前途无量的话，到时候，别被 Gearing Ratio 吓坏就可以了。

At the commencement date of a lease, a lessee will recognise a liability to make lease payments and an asset representing the right to use the underlying asset during the lease term. Lessees will be required to recognise interest expense on the lease liability and the depreciation expense on the right-of-use asset.

Lessor accounting under MFRS 16 is substantially the same as the accounting under MFRS 117. Lessors will continue to classify all leases using the same classification principle as in MFRS 117 and distinguish between two types of leases: operating and finance leases.
