The listing of its retail malls - Mid Valley Megamall (MVM) and The Gardens Mall (Gardens) will make IGB REIT the largest REIT in Malaysia by asset size (RM4.6b+-) and potentially the largest REIT by market capitalization (based on the above equity value). 

MVM has a total NLA of 1,718,951 sq ft and Gardens has a total NLA of 817,053 sq ft as at 31st May 2012. 

Both properties have a combined NLA of over 2.5m sq ft and are part of Mid Valley City, which is one of the largest mixed-use developments in Malaysia spanning a 50-acre site, combining retail, leisure, dining, entertainment, beauty and well-being, hospitality, commercial offices and an exhibition centre. 

Both malls are almost fully tenanted (MVM – 100%, Gardens – 99.6%). Based on the pro forma numbers (after IPO and utilization of proceeds), IGB REIT has a total capitalization of RM4,592,559,000. 

Its pro forma Revenue has grown from RM326,823,000 in FY2009 to RM375,404,000 in FY2011 and generated Net Property Income of RM202,163,000 in FY2009 to RM250,408,000 in FY2011.

IGB REIT is also committed to distribute 100% of its profit for the next 2 years and based on the retail price of RM1.25, the REIT is giving a yield of 5.10% and 5.37% for 2012 and 2013.
